Probate & estate

Inherited homes with arrears, four heirs and one who wants to keep the house, an estate with expenses and no liquidity. Probate and estate bridge loans fund heir buyouts and clear delinquencies while the case is open — coordinated with the personal representative and with you.

Family law

Do you pay referral fees to attorneys?

No — RESPA prohibits paying or receiving fees for mortgage referrals, and I don't work around it. What you get instead is a client whose problem actually got solved, briefed status updates so you're never surprised, and a resource you can cite when the plan is "payoff before the sale date." Your client's outcome is the value.

How fast can you realistically close for a client with an auction date?

Because qualification is equity-based, underwriting is dramatically faster than a bank refinance — days to a few weeks depending on title work and the payoff figure. When a sale date is set, I need the payoff quote, a title search, and access for a valuation. The earlier in the case you call, the more certain the timeline.

Can you lend to an estate that's still in probate?

Often, yes. Probate and estate bridge loans are secured by the property's equity and coordinated with the personal representative and counsel — clearing arrears on inherited homes, funding heir buyouts, and covering estate expenses while the case is open. Court approval requirements depend on the estate; I work within whatever the court and you require.

Will you actually tell a client no?

Yes, and quickly. If there isn't enough equity, or selling clearly beats borrowing, I say so in the first conversation — to the client and to you. A referral relationship only works if you can trust that your client won't be sold a loan that doesn't serve them.

Do you work with Spanish-speaking clients?

Completely — consultation, documents, and closing can all be done in Spanish. For many South Florida firms that's the difference between a client who understands the plan and one who signs confused.
