How Broward County foreclosure sales work

Broward foreclosures are judicial: the case is filed in the Seventeenth Judicial Circuit, and a sale date exists only if the court enters a final judgment. The Broward County Clerk of Courts then conducts the sale online — there is no courthouse-steps auction and no single monthly auction day, so the date in your own case is the one that matters.

Where your Broward date comes from

The final judgment of foreclosure names the sale date. Florida’s sale statute generally calls for the sale 20 to 35 days after judgment unless the judge orders otherwise — and judges do order otherwise, which is why only the date in your own judgment or on the Clerk’s site counts. No judgment yet means no sale date yet.

Condo and HOA association foreclosures

In Broward, the party foreclosing isn’t always the mortgage lender. Condominium and homeowners’ associations can foreclose on unpaid assessments, and those cases can also end in a Clerk sale. When an association lien and a first mortgage are both in the picture, both belong in the numbers — which is what the Scenario Review above adds up.

Dates move — re-check yours

Sales get canceled when the debt is paid or a case settles, and rescheduled for many other reasons. Re-check your date as it approaches, and never treat a third-party site — including this one — as the source of truth. The Clerk’s record is.

What happens at and after the sale

The property is sold online to the highest bidder. A certificate of sale is filed, and after the objection period a certificate of title transfers ownership. Surplus may remain after the required sale distributions. A former owner may have a claim, but timely claims by subordinate lienholders can have priority. Ask the Clerk whether funds remain and confirm entitlement and deadlines before assigning your rights.

How many days before the sale can financing still help?

There is no universal financing cutoff. Whether an approved loan can close in time depends on the court schedule, servicer requirements, title condition, verified payoff figures, and time remaining.
