Foreclosure Defense

Foreclosure defense buys a client time; when the client has real equity, a foreclosure bridge loan can turn that time into a payoff. Credit is not part of qualification for the equity-based foreclosure program.

Probate

Estate files stall on money more often than on law — arrears on an inherited home, or one heir who wants to keep the house. I review probate and heir-buyout financing while the estate is still open, coordinated with counsel and title.

When a client in bankruptcy still has equity in the home, I review the financing side with counsel — including any court authorization the case requires. The foreclosure bailout loan is usually where that conversation starts.
