Refinancing · South Florida

Refinance when the math works — not when the ads say so.

Refinancing is a math problem, not a marketing event. Sometimes it saves six figures over a loan's life; sometimes it just resets your clock and pays someone's commission. I run the actual break-even — closing costs against monthly savings against how long you'll keep the home — and tell you plainly which side of the line you're on. Free, no obligation, no hard credit pull for the analysis.

When does refinancing actually make sense?

A refinance replaces your current mortgage with a new one — to lower the rate, change the term, switch loan types, or pull out equity in cash. The honest test is break-even: divide the closing costs by the monthly savings, and if you'll keep the home longer than that number of months, the refi pays for itself; if not, it doesn't — regardless of how good the new rate sounds. Cash-out refinancing adds a second question: whether the use of the money (renovation, debt consolidation, investment) earns more than the cost of borrowing it against your house.

Rate & term refinance

The classic: same balance, better terms. Worth a look whenever rates sit meaningfully below what you locked — especially for anyone who bought at recent peaks.

Cash-out refinance

Turn equity into funds for renovation, consolidation, tuition, or investment — while keeping one mortgage. South Florida's appreciation has built more tappable equity than most owners realize.

Debt consolidation, done honestly

Rolling 24% credit cards into a 7% mortgage can transform a monthly budget — but only with the discipline not to re-run the cards. I'll show the real total-cost picture, including the term reset.

FHA & VA streamlines

Existing FHA or VA borrowers can often lower their rate with minimal documentation and no appraisal — among the fastest, cheapest refis that exist. If you hold one of these loans, checking costs you nothing.

Term-shortening

Refinancing 30 → 15 years builds equity dramatically faster, often at a lower rate. Payment rises; total interest plummets. Powerful for peak earners planning retirement math.

Drop the mortgage insurance

If your home's appreciation has pushed you past 20% equity, a refi out of FHA — or a PMI-removal review on conventional — may erase the insurance line from your payment entirely.

Honest answers

Refinance questions, answered

How do I know if refinancing is worth it?

Break-even: closing costs ÷ monthly savings = months to recoup. Keep the home longer than that, and the refi pays. I run this for you free, with real quotes — not ad rates.

What does refinancing cost?

Typically 2–3% of the loan amount in closing costs, which can often be financed into the loan or offset with lender credits at a slightly higher rate. Every structure gets compared in your analysis.

How much equity can I cash out?

Conventional cash-out generally allows up to 80% of the home's value (less on investment properties); VA can go higher for qualified veterans. Your current balance determines the available cash.

Will refinancing hurt my credit?

The analysis involves no hard pull. An actual application creates one inquiry — a few points, briefly. The savings usually outweigh it within the first month.

I refinanced recently — can I do it again?

Sometimes seasoning rules apply (often six months), but there's no lifetime limit. If rates have moved enough since your last closing, the math can work again.
