Loan Officer at Bold Mortgage

Fort Lauderdale · Broward County

Fort Lauderdale and Broward's mortgage lender — Miami expertise, one county north.

Broward runs on the same fundamentals as Miami-Dade — condo-heavy inventory, a large self-employed base, serious investor activity — with its own market rhythm. I'm licensed across Florida and work Broward the same way I work Miami: read the building before the contract, match the program to how you actually earn, and tell you the truth about what fits.

Fort Lauderdale FAQ

Fort Lauderdale mortgage questions, answered

Do you lend in Broward County, or just Miami-Dade?

Both — I'm licensed throughout Florida, and Broward is a regular part of my business. Fort Lauderdale, Hollywood, Pembroke Pines, Plantation, Davie, Coral Springs, Pompano, Weston: same programs, same process, same person answering the phone.

How is buying in Fort Lauderdale different from Miami?

The fundamentals rhyme — heavy condo inventory, waterfront jumbo territory, a large self-employed population — but Broward generally offers more single-family inventory at a given price point, and its condo market skews toward older buildings, which makes reserve funding and milestone-inspection status especially important to check before you contract.

Can you finance older Broward condo buildings?

Often, yes — but the building has to be reviewed first. Older Broward buildings are exactly where reserve shortfalls, special assessments, and milestone-inspection findings surface, and any of those can affect financing. Send me the address before you make an offer and I'll tell you what the building supports.

Do you work with Broward realtors and investors?

Yes to both. Realtors get pre-approvals that hold up and clear communication through closing; investors get DSCR financing that qualifies on rents with LLC vesting. Broward's rental market is deep enough that most investor deals here pencil on cash flow.

Do you meet clients in Broward in person?

My office is in Miami, but most of the process is handled by phone, video, and secure e-signature — and I travel for closings and consultations when it makes a difference. Distance has never been the thing that decides these files.

Broward Areas

Financing across Broward County

Fort Lauderdale & Las Olas

Downtown high-rises and the Isles — condo review and jumbo financing are the two skills that matter most here.

Hollywood & Dania Beach

Beachfront condos and established single-family neighborhoods, with a lot of older buildings that need careful review.

Pembroke Pines & Miramar

Broward's family corridor — heavy FHA, conventional, and VA activity, plus strong first-time-buyer volume.

Plantation, Davie & Weston

Single-family and equestrian-adjacent properties, where move-up buyers and refinancing dominate.

Coral Springs & Parkland

School-driven family markets with a mix of conventional and jumbo financing.

Pompano, Lighthouse Point & Deerfield

Waterfront and redevelopment activity — jumbo, investor, and condo lending all in play.

Why Broward condo files need the same discipline as Miami's. Broward's condo stock skews older than Miami-Dade's, and Florida's milestone-inspection and reserve-funding requirements hit older buildings hardest. That means rising dues, special assessments, and inspection findings that can affect both your qualifying payment and the building's own approval. The fix is the same on either side of the county line: read the building before you sign anything. That habit is what makes these deals close.
