Behind on a home in Ocala or Marion County? Your equity may still give you options.

Marion County’s foreclosure rate has been among the highest of Florida’s larger metro areas in 2026. Behind those numbers are retirees whose insurance doubled, families in Marion Oaks and Silver Springs Shores whose income changed, and heirs who inherited a house along with its missed payments. If you have equity, there may be a way to pay off the delinquent loan and buy time to sell or refinance on your terms.

The Marion County process

What happens between a missed payment and a Marion County sale

Florida foreclosures go through the courts. In Marion County the case is filed with the Clerk of Court in Ocala, heard in the Fifth Judicial Circuit, and, if it reaches a judgment, the property is sold online. Each stage below is a point where financing can still be reviewed.

The case is filed (lis pendens)

A lis pendens means the lender has started a lawsuit. You still own the home. This is the best time to call: there is the most room to review equity, order a payoff and line up a plan before a judgment is entered.

Your right to redeem

Florida law generally lets an owner redeem, meaning pay what the judgment requires, until the clerk files the certificate of sale, unless the judgment sets a different deadline (Fla. Stat. § 45.0315). Confirm your exact deadline with your attorney; it is the line every plan has to beat.

If the house sells for more than is owed

When a sale brings in more than the judgment, there may be surplus funds, and the former owner may be able to claim them. Be cautious with anyone who contacts you offering to “recover” surplus for a large fee; ask your attorney or legal aid first.

What makes Marion files different

The situations I see most in Marion County

Retirees squeezed by insurance and taxes

In and around Ocala’s retirement communities, many owners have paid down most of their mortgage but live on fixed incomes. When homeowners insurance or association dues jump, a few missed payments can snowball. With strong equity, a short-term loan can reset the math while you decide whether to stay, downsize or sell.

Acreage, horse property and rural parcels

Marion County is horse country, and many homes sit on acreage, on wells and septic, or outside city limits. These properties can be harder to finance. Tell me the lot size, structures and use up front, so I can tell you quickly whether a lender will consider it.

Manufactured homes

A large share of Marion County housing is manufactured. Some capital partners finance manufactured homes on owned land and some don’t, and homes in leased-lot parks usually aren’t eligible. I’ll ask how the home is titled and whether you own the land before we spend any time on paperwork.

Newer lots in Marion Oaks and Silver Springs Shores

Many of these homes were bought recently, with less built-up equity. If the numbers don’t support a bridge loan, I’ll say so, and point you to a HUD-approved counselor or a sale strategy instead.

Inherited homes behind on payments

When a parent passes and the mortgage falls behind during probate, the estate can still be reviewed for financing, subject to the court and the personal representative’s authority. See probate and inherited-home loans.

FAQ

Marion County foreclosure questions, answered

Can a bridge loan stop a foreclosure sale in Marion County?

Only if approved financing closes and the lender receives a verified full payoff before the sale, and even then the servicer and the court control the outcome. No lender can promise a sale will be stopped or postponed. The earlier you call, the more realistic the timeline.

Where do I find my sale date?

Check the Marion County foreclosure sale calendar, where sales are held online, and the Marion County Clerk of Court’s foreclosure office at (352) 671-5510 can help you find your case. Have your case number ready if you have it.

Do you finance manufactured homes or acreage in Marion County?

Sometimes. It depends on how the home is titled, whether you own the land, the lot size, and the capital partner’s guidelines. Homes in leased-lot parks usually don’t qualify. Call with the details and I’ll give you a quick yes, no or maybe.

How is this kind of loan qualified?

The review centers on the property’s equity, clear title, a verified payoff, the loan structure and a realistic exit: a later refinance if you qualify at that time, a planned sale, or another specific source of repayment. Every file is reviewed individually.

I’m retired on a fixed income. What are my options?

If rising insurance, taxes or dues are the problem, a bridge loan can buy time, but it isn’t the only tool. For homeowners 62 and older, a reverse mortgage may be worth comparing, and a HUD-approved counselor can review a repayment plan or modification at no cost.

Do you work in Ocala or only in Miami?

I’m licensed throughout Florida and based in Miami. Most of the process for Marion County files runs by phone, video and secure e-signature, with local title and appraisal.
