Poinciana sits in two counties. Which one handles my case?

It depends on which side of the line your parcel falls on — Poinciana is split between Polk and Osceola, so your case may be filed in either circuit, and the Clerk holding your sale date is whichever county the property sits in. Check the parcel with the property appraiser rather than assuming from the mailing address. The HOA there is also one of the largest in Florida and can foreclose separately from your mortgage.
