Fix-and-flip deal analyzer
Run the numbers before you make an offer. Enter the purchase, renovation, after-repair value, and your loan quote to see profit, cash needed, return on cash, and a 70%-rule max offer. Everything stays in your browser.
The 70% rule, and why it is only a starting point
Many flippers screen deals with the 70% rule: pay no more than 70% of the after-repair value, minus the renovation budget. On a $600,000 ARV with an $80,000 renovation, that is a $340,000 ceiling. It builds in room for holding, selling, and financing costs plus profit, but it ignores how long the project takes and what your money costs. Use the full breakdown above for the real picture, and stress-test it: add a month or two, raise the renovation budget, trim the ARV, and see whether the deal still works.

Deal analyzer questions
How does the flip deal analyzer calculate profit?
Profit is the after-repair value minus everything the project costs: purchase price, renovation, purchase closing costs, monthly holding costs, selling costs, and financing (interest for the months you hold plus any points). It is an estimate built only from the numbers you enter.
What is the 70% rule?
The 70% rule is an investor rule of thumb: offer no more than 70% of the after-repair value, minus the renovation budget. It is a quick screen, not a lending standard, and it does not replace a full look at the numbers.
Why are the interest rate and points blank?
Financing terms are quoted deal by deal, so the analyzer does not assume any. Enter the rate, points, and loan amount from your own quote to include financing costs.
Is the cash needed figure exact?
No. It adds what you pay before the sale (purchase, renovation, closing, holding, and financing costs) and subtracts the loan. Lender requirements, reserves, and draw schedules can change the real figure.
Does using the analyzer send my numbers anywhere?
No. The math runs in your browser. Your numbers are only shared if you choose Send this deal to Reinier and then submit the investor inquiry form.
Estimates only, based solely on the numbers you enter. Not a loan offer, approval, or commitment to lend; financing terms are quoted deal by deal. Reinier Cancio · NMLS #1615071 · Bold Mortgage (NMLS #386834).
